Buying, selling or investing smart decisions start with in-depth local knowledge and Shellabears have been successfully delivering on that knowledge to local families for generations. We provide clear up to date insight so you can stay ahead in your property making decisions.

Having just wrapped up financial year 2025, PropTrack report the past 12 months achieved 8.4% growth across the Perth market and an amazing 86.7% growth over the past six years. We’re potentially looking at another interest rate reduction from the RBA next Tuesday and again all the fundamentals are pointing to further growth.

If you are thinking of selling, have a clear strategy and importantly make sure your agent has a clear articulation or price expectations. I’m speaking to more and more buyers that are frustrated with ambiguity around pricing and opportunities are being missed. Talk to your agent about a clear strategy across marketing and pricing that meets everyone’s expectations.

Properties for sale across Perth (3999) are 12% lower than 4 weeks ago but 23% greater than 12 months ago.
Rental stock remains low (2454) which is 2.8% less than a year ago.
Perth’s median house price has surpassed Melbourne for the first time in a decade reaching $787,000
Admittedly coming off a low base – post low mining investment and market stagnation, Perth’s strong growth is down to affordability, lack of supply, population growth and now a lowering of interest rates and finally growth in rental prices supporting investors.

Andy Nye Explains the ATO Clearance Certificate for Property Sales in Perth

Selling Property? Don’t Forget Your ATO Clearance Certificate

If you’re an Australian resident for tax purposes and you’re selling property, you must get an ATO clearance certificate and give it to the buyer before or at settlement.

Why it matters:
Without this certificate, the buyer is legally required to withhold 15% of the sale price and pay it to the ATO—even if you’re an Australian resident.

Tip:
Apply early. It’s free, valid for 12 months, and can take up to 28 days to process.

At Shellabears, we help sellers stay ahead of the process so you don’t lose time or money at settlement.

For further information on ATO Clearance Certificates and the application process, visit the official ATO website. Alternatively, you can reach out to Andy Nye directly for personalised advice and assistance:
