Perth Property Market: High Demand, Limited Supply, and Growing Prices

There continues to be strong buyer demand this winter, driven by steady population growth and a persistent shortage of housing stock – currently sitting around 40% below the long-term average. This ongoing imbalance between supply and demand has underpinned a resilient Perth property market, with REIWA forecasting up to 10% price growth through to the end of 2025. In line with this, Perth recorded a 0.8% increase in dwelling values for June and a 2.1% rise over the quarter, marking the strongest quarterly performance since late 2024.
Sales activity remains robust, despite typical winter seasonality. In the week ending 20 July, there were 806 sales across Perth – a slight 0.9% increase from the week prior. Stock levels remain tight, reinforcing favourable conditions for sellers, particularly for well-presented properties in desirable locations.
Interest rates also remain a key talking point. With expectations of rate cuts later this year, we may see another uplift in buyer activity heading into spring and summer, adding further momentum to the current market trajectory.
